Asheville housing market shifts as realistic pricing helps homes sell - WLOS

ASHEVILLE, N. C. (WLOS) — Asheville-area real estate brokers say the housing market is finding a new balance, with buyers and sellers adjusting to changing prices, longer selling times and higher interest rates. For sellers willing to price their homes realistically, the strategy can pay off. Industry experts call it a “balanced market.”At a home on Rolling Meadow in Fletcher, real estate brokers Ian and Kelsey Clark saw their listing go under contract after just two days on the market. The home was listed at $450,000. “We’re very fortunate for the first showing to get it under contract,” Ian Clark said. ASHEVILLE HOMEBUYER DEMAND SURGES PAST PRE-HELENE LEVELSClark said pricing the home about $15,000 below comparable properties in the neighborhood helped attract a buyer. The home had upgrades inside with new flooring and a kitchen. He said some sellers are still measuring their expectations against the COVID-era housing boom when inventory was low and prices were high. “We see a lot of sellers looking at the previous COVID market,” Clark said, recalling a time when prices had increased by about 20% year over year.
