Markham's Nearly-Complete EverHome Condo Project Placed Under Receivership

Another development project that’s nearing completion has become insolvent, according to filings in Ontario Superior Court — the latest in an extensive list of projects that are struggling to cross the finish line. The project is EverHome, by Toronto-based developer The Sher Corporation, and is located at 9704 McCowan Road in Markham near the intersection with Bur Oak Avenue, just north of the Williamstown Plaza shopping centre. For the site, The Sher Corporation is developing a mid-rise condo project with 131 units across three buildings, plus an amenity building. For the project, The Sher Corporation — through Sher Markham Inc. and Sher Holdings Inc. — secured financing from Meridian Credit Union in July 2022 for a construction demand facility in the amount of $57,251,849.81, with interest accruing at Meridian’s Prime Rate + 1.75% per annum (with an all-in floor rate of 4.20%), plus a letters of credit facility in the amount of $1,100,590.40. According to court filings, 103 of the 131 units — 78.6% — had been pre-sold as of July 2026. Construction was approximately 86% complete before halting in May 2026.
