Mortgage rate lock-in effect has yet to release its grip, Realtor.com analysis finds
Mortgage rate lock-in continues to weigh on the housing market, with pandemic-era mortgages accounting for a record share of outstanding loans as higher borrowing costs discourage homeowners from moving, according to Realtor.com’s second-quarter 2026 mortgage data report. The report, released Thursday, showed that mortgages originated from July 2019 through June 2022 accounted for 42.8% of outstanding loans in the second quarter of 2026, up from 40.8% in the previous quarter. The three-year period coincided with historically low mortgage rates, prompting many homeowners to buy or refinance at rates they are now reluctant to give up.
